  • The Ocean Shore Condominium Association has governing documents and rules and regulations that might affect a prospective buyer's decision to purchase a condominium in Ocean Shore.  Listed below are some critical highlights of our rules and regulations that a buyer might want to consider BEFORE SIGNING A CONTRACT TO PURCHASE.  


  • Real estate agents cannot place "FOR SALE" signs and/or "OPEN HOUSE" signs within the boundaries of Ocean Shore - including the parking lot, outside of buildings or on breezeway floors - including the 2nd floor, 3rd floor and the 4th floor.    
 
  • LEASING UNITS - The maximum number of units that may be leased at any time is limited to seven (7) units.  This provision protects the integrity of our community and insures appropriate insurance provisions.   Owners of Ocean Shore must seek Board approval to enter into a leasing arrangement for their respective unit.   IN ADDITION to owners seeking Board approval to enter into a leasing arrangement, an Ocean Shore Condominium Rental Addendum must be signed by the owner/agent and the tenants prior to Board approval.  The Board of Directors will not consider any lease without a signed Ocean Shore Condominium Association LEASE RULES document to accompany the lease document with the unit owner.      

     
  • The garage areas allow for two assigned resident parking spaces.  Residents are not allowed to use visitor parking; however, a third family member (grown child) may use one outside visitor parking space.
 
  • The parking lot is for guests of residents/tenants.  No commercial vehicles are allowed.  Trailers, campers, recreational vehicles, boats, and other large vehicles may not be parked on the property unless expressly permitted by the Board of Directors and only in such designated parking areas.   Guest parking passes are required for the Ocean Shore parking lot from May 1 through October 1.   Guests not displaying the required "Guest Parking Pass" will be towed.   
 
  • Car washing is not allowed by individual owners; however, professional detailing companies are allowed to wash cars in designated areas - bringing their own water supply.  
 
  • No domestic pet exceeding 30 pounds shall be kept or permitted in any unit.  All residents must complete a Pet Registration Form.  Pets are limited to one (1) unless agreed by a majority vote of the Board of Directors.  The commercial breeding of pets is prohibited on the property. 
 
  • The pool, its enclosure and furniture, are for the exclusive use of Ocean Shore Condominium residents, tenants and their invited guests.  Pool bracelets are required by residents and their invited guests when using the pool.  
 
  • All renovations require an ARB Architectural Review by Board Application prior to construction.  All renovations involving wall removal or modification, movement of water or gas lines, and replacement of HVAC systems require approval from the Board of Directors.  
 
  • Rules and regulations are in place to control the restrictions of common elements of the property as well as the limited common elements, such as balconies and entry door areas, to enhance property consistency and protect property values. 
 
  • No unit shall be used for other than residential purposes.  No unit may be used for the conduct of commercial activity.   
 
  • Noise restrictions policies are in place for the quiet and comfort of all residents.  There are restrictions such as radios and televisions on balconies and in the pool deck area.  
 
  • Garage area restrictions are enforced to limit what types of vehicles can accommodate the two (2) assigned parking spaces in the garage as well as what can be kept in the common areas of the garage.  
 
  • It is the responsibility of the seller to order a Resale Disclosure Package outlining all the governing documents, rules and regulations, and restrictions of the Ocean Shore Condominium Association.   After receipt of the Resale Disclosure Package, a buyer has three (3) days to review the contents and decide if they want to remove the documents contingency and ratify (or approve) the contract to purchase a condominium in Ocean Shore.
