Entry Door Decorations
  • The Ocean Shore Condominium Association recognizes that the front door is the first impression that guests will have of an owner's home, and as such, owners view the entry doors on breezeways as an extension of their home.  Therefore, the Board of Directors allows the personalization of breezeway space around the entry door to an owner's unit. 
 
  • Decorative items are those items that are purely ornamental in nature.  Decorative items are door wreaths, pots, statues flowers and plants (both real and artificial and in good condition).  Functional items are those items that provide a practical use for an owner.  Functional items are doormats, key boxes, decorative storage boxes and plant stands.  Religious items are those items that have a religious significance to an owner and whose location is dictated by the precepts of a religion.  Religious items include the Mezuzah, which is affixed to the doorframe in Jewish homes. 
 
  • In general, decorative items may not be permanently secured to the building.  The items that may be permanently secured to the building are key boxes and religious items that require permanence. 
 
  • Under no circumstances shall a resident place decorative or functional items in a location that blocks or impedes access to a homeowner's unit. 
 
  • Care should be taken by owners to insure that any placed items do not damage limited common elements.   Unit owners are responsible for any damage that may be caused by their items. 
 
  • The Association is not responsible for any damage to personal items as a result of te Association carrying out its responsibility to provide for cleaning or maintenance of the limited common elements of the breezeways.  The Association accepts no responsibility for loss due to damage or theft of personal items or decorations from the owner's entry door.  
 
  • Care should be taken by owners to not place items near the entry door to units that may cause harm to animals and small children, such as sharp or unstable items.  The Association will be held harmless for accidents involving an owner's personal items. 
 
  • Chairs and benches are specifically prohibited within the limited common elements of a unit owner's entry door. 
 
  • The placement of holiday items such as holiday wreaths and other decorative items should be limited to a reasonable amount of time around the holidays.  Owners of center units may place holiday wreaths on breezeway windows if they are affixed to the window frame with removable hangers, such a 3M's Command brand hooks.  Hooks should be removed after the holidays.  Permanent hooks and hangers are not allowed for hanging holiday items.  
 
  • If there is a complaint about an entry door, the Board shall begin resolution of a complaint either unilaterally or when it receives a written complaint about an inappropriate application of this rule, such as decorative items that are seen as offensive or items that are not in good condition.
