Bicycles
Bicycles are to be stored in the racks provided in each garage. If there is no space available in the racks, then bicycles should be stored in the vicinity of the bicycle racks (or assigned garage unit parking areas) insuring that such storage does not impinge on or inhibit access to parking spaces assigned to other residents or tenants.
Board Enforcement
The Board of Directors has a fiduciary responsibility to safeguard the value of our units and to insure that the garages do not become eyesores detracting from the positive appearance or value of our community. The Board shall enforce the garage storage rules through the Association Manager. Identifiable abusers will be notified by a letter from the Association Manager stating the violation and directing that such violation be rectified within five (5) days of the date of the letter. Failure to take action will cause the Board to rectify the violation by its own actions. Any costs associated with rectifying the violation will be assessed against the identified owner. If necessary, legal action will be pursued by the Association.
Board Garage Storage
In Building 2425, there is a large Rubbermaid storage box that is under the control of the Board of Directors. The container stores extra rugs and lights for the complex as well as old Association records.
Common Use Items
A limited number of common use items such as folding tables, spare porch railings, etc. are stored in various buildings, out of the way of assigned parking spaces. Such common use items are under the control of the Board of Directors.
Contractor Storage
In Building 2417, the space adjacent to the elevator equipment room is assigned to Virginia Building Services. The storage unit is used to store spare light bulbs, cleaning supplies, carts, step ladders, etc. for the contractor to meet the terms and conditions of their contract with the Association.
Damage to Garage Area Property
Any damage to the common areas, or to another residents'/tenants' personal property, is the sole resonsibiity of the owner of the item causing the damage, whether it be an item stored in the garage or a motor vehicle. The unit owner causing the damage is responsible for notifying the Association of the damage to common areas and for notifying the owner of the damaged personal property. It is the responsibility of unit owner causing the damage to arrange for repair and restoration of the damage to its original condition.
Garage Area Exceptions
No exceptions are allowed to the garage rules and regulations without submitting a request in writing to the Board of Directors and receiving approval from the Board. Such requests for exception should be temporary in nature and should define the dates for the exception to be effective. Permanent exceptions generally will not be considered unless unusual circumstances dictate.
Garage Trash Cans
The garage trash cans are for small items you clean out of your car - papers, water bottles, etc. Please do not put household items or food items in these containers.
Luggage Carts
Each building may procure, at owner's expense, one hotel-style luggage cart, available for use of all building residents/tenants and guests. The luggage cart may be stored in common areas not assigned as parking spaces to any specific unit.
Motorcycles
Motorcycles, mopeds and other such motorized wheeled vehicles may only be parked in an assigned parking space, in lieu of, not in addition to an automobile.
Parking Spaces
Each unit owner is assigned two (2) parking spaces in the garage area. Owners are expected to park in the garage. Parking in visitor parking, in lieu of using your assigned parking spaces, is not acceptable.
Pool Equipment
Pool equipment is stored in Building 2424 along the North wall behind the yellow vertical steel posts, erected to delineate such special storage.
Storage Lockers
Each unit owner is assigned one (1) storage cage in the garage area. The storage cages are to be used for all personal items including chairs, boogie boards, beach toys, coolers, fishing gear, golf clubs, etc.
Trailers
Wheeled trailers may NOT be parked in the garage area, and they are NOT allowed in visitor parking.
Utility Carts
Each unit owner may store one (1) utility cart in his/her assigned parking space, providing that such storage does not impinge on or inhibit access to parking spaces assigned to other residents/tenants.
Watercraft
Small, non-motorized, portable watercraft, such as kayaks, windsurfers, canoes, etc., not to exceed 18 feet long, 24 inches high, and 36 inches wide, may be stored in garage areas subject to the following restrictions. Approved watercraft may be stored in assigned parking spaces in lieu of an automobile, or in front of assigned parking spaces, or between adjacent assigned parking spaces. The approved watercraft, or automobiles impacted by such storage, may not impinge on or restrict access to adjacent assigned parking spaces, nor may automobiles impacted by watercraft storage protrude into common driving lanes or restrict the free movement of other residents/tenants throughout the garage. Residents/tenants desiring to store watercraft in their assigned spaces are required to send a letter to the Association Manager which identifies the owner(s) of the watercraft, describes the watercraft to be stored, the intended location for storage, and their understanding and acceptance of the rules and regulations.
