Common Elements
- The areas which are for the use of all residents and guests are referred to as common elements. It is important to remind your guests that those areas, which include elevator landings, stairwells, walkways, lawns, pool deck area, street and guest parking spaces are common elements. Residents/tenants/guests should not leave personal belongings such as beach toys and beach chairs in these areas that would obstruct use by other residents. On elevator breezeway landings, beach chairs and benches are specifically prohibited.
- The portion of the common elements and the dune and vegetated areas of the condominium lying to the North of the existing concrete bulkhead shall not be disturbed and shall not be used for sitting, walking or other activities that would disturb the area.
- Residents/tenants shall not place or cause or permit anything to be placed on or in any of the common elements (except those areas designated for storage by the Board of Directors) without approval of the Board.
- The common elements shall be used only for the furnishing of the services and facilities for which the same are reasonably suited and which are incident to the use and occupancy of the units.
Limited Common Elements
- Limited common elements of the property are common elements that serve only one unit; therefore, limited to a single unit. Unit patio balconies, outside balcony storage closets and front entry door areas are limited common elements.
- Residents/tenants shall NOT paint or alter the exterior of their unit without Board approval - including front entry doors and patio railings (with the appropriate paint color designated for Ocean Shore exterior common elements) in order to preserve and present a uniform appearance of all buildings. In addition, residents should not permeate the siding with nails or screws to hang decorative items on patio balconies or front entry doors.
- On patio balcony railings, residents are restricted from hanging beach towels, rugs and personal clothing over the patio railings.
- Residents/tenants/guests shall exercise extreme care in making noises or using musical instruments, radios, televisions or other noise producing instruments that may disturb other residents and no such device shall be operated outside of a unit or on any general common area including any patio or parking area. Wind chimes are prohibited on balconies.
Building Damage
Any damage to the common areas or to another residents'/tenants' personal property is the sole responsibility of the owner of the item causing the damage - whether it be an item stored in the garage or a motor vehicle. The person responsible for the damage should notify the Association of the damage and notify the owner of the damaged personal property. The resident/tenant causing the damage is responsible for the repair and restoration of the damage to its original condition.
