Pets & Animal Assistance
General
 
  • No domestic pet exceeding 30 pounds shall be kept or permitted in any unit or upon any common area without prior permission from the Board of Directors.  A resident/tenant may not possess more than one (1) pet unless agreed to by a majority of the Board of Directors.  Preapproved pets include dogs, cats, birds, guinea pigs, hamsters, rabbits, tropical fish and turtles.  Snakes, mice, rats, insects and spiders are prohibited.
 
  • All owners must complete a Pet Registration Form and/or provide a copy of the Virginia Beach Animal Registration Form to the Association Manager prior to the pet residing on the property.  Pet owners must maintain all necessary pet immunizations and licenses and shall provide current records to the Board of Directors or Association Manager annually or upon request.  
 
  • Complaints about pets causing damage or creating a nuisance or unreasonable disturbance or noise shall be reported to the Association Manager.  The pet owner is responsible for correcting the problem and will be required to pay for any damages.  Any pet that exhibits a pattern of such behavior may be permanently removed from the property upon ten (10) days written notice from the Board of Directors. 
 
  • Dog waste shall be promptly removed by the pet handler in an appropriate bag, tied securely and deposited in the dumpster.  Neither the trash cans in the garage nor the ones near the pool area are to be used for this purpose.  Covering dog waste with mulch is NOT an acceptable alternative.  If a guest walks a resident's dog or a resident has a "guest dog," it is the responsibility of the owner to ensure that all dog waste is removed from the common elements.  REPEATED DISREGARD OF THIS RULE MAY RESULT IN LOSS OF PET PRIVILEGES.  
 
  • Pets must be LEASHED and under the control of a handler at all times while on condominium property.  Pet handlers must have the ability to control their pet while in common areas.  Children should not handle pets larger than they can adequately control. 
 
  • Pets must not be left unattended in limited common elements (including balconies) or tied, leashed or chained to common area elements of the property.  

     
  • Pets are not allowed in the pool area. 
 
  • The commercial breeding of pets is prohibited on the property.

     
  • Residents are responsible for learning Virginia Beach rules and regulations pertaining to pets on the beach.  

     
Animal Assistance - Residents with Disabilities
 
  • As required by Federal and State law, on request to the Association or its appointed manager, a person with a disability requiring an assistance animal, including a dog, must be granted an accommodation from the limitation on pets/animals in certain instances.  Where a request is made for a reasonable accommodation to keep such assistance animal, the Association may ask a resident with a disability to submit reliable documentation of their disability-related need for an assistance animal.  For instance, where the animal is an emotional support animal, the inquiry may include a request for a letter from a physician, psychiatrist, social worker, or other health professional stating the need for such assistance animal.  

     
  • The Association may deny access to a specific assistance animal, or to revoke a license or accommodation, if that animal (1) poses an individualized and direct threat to safety, (2) is unable to control waste elimination, or (3) the animal is not kept under the control of the animal's owner or another individual capable of keeping the animal under control when outside of the owner's unit.  
     
  • No resident with an assistance animal shall permit such animal to create a nuisance in the Association by engaging in prolonged and uncontrolled barking.  
     
  • Residents must obtained application approval, in advance, for assistance animals.
